This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Performs hands-on repairs/maintenance work.
Ensures service requests and repairs are made correctly and timely.
Under the supervision of the Maintenance Manager, executes the preventive maintenance program that minimizes emergency repairs and service repairs; inspects grounds, buildings, and other property features to minimize liability concerns.
Maintains curb appeal and cleanliness of the property at all times and understands the importance of the retention of residents.
Maintains positive customer relations and contributes to the positive feedback toward the property.
Completes all necessary training as required for the position.
Responsibilities could extend to the general cleaning of the units to include the appliances, bathrooms, vacuuming, mopping floors, dusting, cleaning counter tops, and all other cleaning services deemed appropriate.
Performs work necessary to make the units/rooms ready for occupancy.
Handles all cleaning equipment/furnishings and tools including but not limited to hand tools, paint equipment, ladders, and cleaning equipment such as carpet cleaning equipment, blowers and hoses.
Makes note of any equipment which might need repair.
Provides services in a safe and efficient manner.
May be required to accept overtime if need exists.

Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.
Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.
Onsite Property Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
